Buying My First Home | Stop Renting

My clients who are investors buy properties to rent them in South Florida may not like this blog today.

Since 1999 Henri Vezie cofounder of the Henri Frank Group has been selling real estate here in South Florida. Frank Vigliotti has been selling real estate together since 2005. Together we have rented hundreds of properties. We specialize in residential sales in South Beach Miami, Fort Lauderdale, Boca Raton , Plantation, Lighthouse Point and other cities along the eastside coastline.


One sale that sticks out in my mind, even four years later is a gentleman who came to me by referral to explore his option to home ownership. He had rented the same apartment month over month, year over year for nearly 20 years. Hesitant at the start, he took nearly 12-months to purchase a property in South Florida.


To help and make the decision about renting versus owning a property was easy for me to help him forward. I simply calculated all those months that he paid rent to his landlord. Nearly 240-rental payments were made to the landlord. The rent began at $700 per month and over the years until the last month his rent was $950. Taking the average of $825 this person paid nearly $200,000. Once I presented that illustration to him the process became much easier. Do it for yourself by calculating what you’ve paid in rent over the years.


A single-family home in Boynton Beach Florida in Palm Beach County there was single family house with 2- bedroom, 2-1/2 bath. It was listed for $155,000 which was lower than what the Lender approved for his financing. The house had everything this buyer wanted from the one car garage to the wide-open space, updated kitchen with newer cabinetry, granite countertops and split bedrooms.


After hard negotiations, I was able to negotiate a price of $142,000 for this property. My buyer was ecstatic to know that the house he wanted could be so affordable. The monthly mortgage payment was only $536.40. The property taxes and the insurances were added and the total monthly payment worked out to be $956 per month.


That payment doesn’t take into consideration the deductions from his 1040 taxes, the mortgage interest and the property tax which will give him nearly $1200 more of a refund, $200 per month. That brings down the $956 monthly payment to $756. That is lower than what he was paying to his landlord over the last 20-years that earned him no equity as it wasn’t his property.

These buyer opportunities don’t present themselves often in the South Florida real estate market of 2014.

Perhaps this is another sign of the real estate market recovery here in South Florida. We now have a condominium building that a lender only requires 5% cash down payment. Berkley Towers can be purchased with 95% financing through Supreme Lending, a mortgage originator with a strong presence here in South Florida. This is the first condominium building in eastern Broward County or all of Broward County that requires such little cash down payment.


Up until now and for all other buildings in Broward County that are being governed by a condominium association, the cash down payment requirement has been a minimum of 20% and most required 25% of the purchase price in a cash down payment. These guidelines are a part of the Dodd-Frank Wall Street Reform and Consumer Protection Act , the federal government guidelines to lending, enacted in 2010 in response to the federal financial regulatory system, the US mortgage meltdown of 2007 and the Great Recession.


Why is this important? It will attract more buyers to that building which will positively impact the selling price of those condominium units. Berkley Tower, a 19 story high-rise only one block from Fort Lauderdale beach has a remodeled lobby, commercial spaces on the first floor and offers a long list of luxury amenities, prices range from the mid-200’s up to the high-300’s. Investors this is an option if Condominium investments are what you are looking to purchase. The rental policy is liberal and allows you to rent the unit right away.


As of today there are (8) active condominium units listed and (1) commercial suite listed for sale. A commercial suite at $99,000 being sold through a foreclosure is available.  Residential units, two bedroom, two bath with a underbuilding garage space are available from $204,999 to $379,999. Brand New Construction in Florida

Ten years ago the Community, 43Urban Village was only a dream. Now in 2014 there are homeowners living inside this 15-unit boutique complex of townhomes. Phase 1 of the 3-phases is now complete. Phase-2 is being built and is projected to be complete by October of this year.


Entrepreneur, contractor, developer and President of IDI Urban Developers, Robert Saporiti, a Broward County native has defied all odds of even getting 43Urban Village off-the-ground. Lender after lender had closed their doors when Saporiti hit the road to getting financing for this housing project. The remnants of the 2007 National and Local mortgage crisis had hit its toll on the real estate market and was still lingering in 2013 even though the economy was improving, especially new construction sales.


That didn’t stop Saporiti from knocking on doors even though there were consistent rejections for the financing. To overcome the hurdle, in 2012 he assembled a team of professionals in the business that would assist him to making this dream a reality. Asking real estate brokerages to be a part of the team became another challenge. Nearly all Realtors were hesitant to join his team, they too had been impacted by the real estate crisis and rejected what Saporiti had to offer, an opportunity to market, advertise and sell brand new construction in Fort Lauderdale-Oakland Park area.


However, things started to look-up and move in the positive direction. Saporiti had a Real Estate Consultant on his team who helped guide him through the process. They then called the Henri Frank Group brokered by REMAX to help kick-off the new construction project and a relationship had been born. Now there were sub-contractors, a builder, an architect, and real estate professionals surrounding him with a commitment to his project.


But still, the financing was a struggle and the most challenging part of the project. However, it wasn’t going to stop Saporiti from moving forward. Marketing campaigns began, social media campaigns, magazine print ads and online advertising was in full swing, as the financing was founded. Vice President of Community Banking and Lending of PNC Bank had agreed to support the 43Urban Village project.


Was it timing, was it the mortgage climate improving, was it the team Saporiti had assembled? I believe it was all of these factors. PNC saw an opportunity to contribute to the business community as they were developing their business throughout South Florida. The Henri Frank Group saw an opportunity to work with a professional developer and expand their portfolio of clients and properties sold.

Today, July 4th, 2014, homeowners are getting settled into their brand new homes. Contractors and construction workers continue to be employed as they work on completing Phase 2. The Henri Frank Group continue their marketing and advertising campaigns and selling unsold units. What was a dream in 2005, has become a reality for Robert Saporiti.
